Engineering & Permit Path

Site-specific engineering, permit readiness, civil/site coordination, MEP, and permit rescue — from the PE-licensed teams behind CoastEngineer.com and MythicEng.com.

FIELD NOTE 01

Your plan company sold you the picture. The city wants the proof.

Stock plans are designed generic — no site, no wind exposure, no soil, no jurisdiction. When the building department asks for sealed engineering, tall-wall analysis, or wind calcs, that's not optional. It's where Mythic Engineering starts.

We engineer your plans for your lot, your wind zone, and your permit office — and we tell you exactly what your jurisdiction will require beyond structural before it costs you weeks.

Service Details

S01

Structural Engineering

What it solves

Your plan needs to stand up on your site — not on a generic set of assumptions.

When owners need it

High-wind zones, elevated/piling foundations, LGS/CFS framing, large openings, tall walls, or when the AHJ requires sealed drawings.

May include

Foundation design, framing design, wind-load calculations, connection details, tall wall engineering, LGS/steel framing design, sealed drawings where required.

Does not include

MEP, civil/site, energy, or permit coordination unless separately scoped.

S02

Permit Readiness Review

What it solves

Knowing what the city will require before they tell you with a rejection letter.

When owners need it

Before submitting for permit, especially in coastal, high-wind, or flood-prone jurisdictions.

May include

Jurisdiction checklist review, identification of missing engineering, MEP, energy, site, stormwater, septic documents, AHJ requirements summary.

Does not include

Not a permit guarantee. Does not include sealed drawings or submission.

S03

Site Readiness Review

What it solves

Site-side requirements most owners discover too late — drainage, grading, flood, survey.

When owners need it

Before finalizing a plan or beginning permit, especially on lots near water, in flood zones, or with unusual grading or access.

May include

Drainage, grading, driveway, flood elevation, survey and septic coordination flags.

Does not include

Not septic design, geotech, wetlands/environmental work, or sealed civil unless separately scoped.

S04

Envelope & Energy

What it solves

Thermal performance, moisture control, and energy code compliance without full MEP.

When owners need it

High-performance builds, coastal exposure, energy code compliance required.

May include

Thermal envelope, window/door performance specs, waterproofing details, energy code compliance.

Does not include

Full MEP unless separately scoped.

S05

MEP + Permit-Ready

What it solves

Mechanical, electrical, plumbing, and energy in one unified set — no herding three separate engineers.

When owners need it

When the AHJ requires full MEP and energy documentation with the permit submission.

May include

Mechanical, electrical, plumbing, energy compliance, unified with structural set into one submittable package.

Does not include

Civil/site, stormwater, and permit coordination unless separately scoped.

S06

Stormwater / Grading Civil Design

What it solves

Drainage and grading documentation required by the AHJ or site conditions.

When owners need it

Jurisdictions requiring civil/site plans, lots with drainage challenges, or where impervious cover triggers review.

May include

Stormwater and grading civil design when suitable topo survey and project information are provided.

Does not include

Mythic does not provide septic design, soil testing, geotechnical engineering, surveying, wetlands/environmental work, or flood elevation certificates unless separately arranged.

S07

Permit Coordination

What it solves

Losing weeks decoding municipal red tape and responding to city comments.

When owners need it

After the permit package is assembled and ready for submission.

May include

Submission, tracking, response to city comments, weekly status updates, defined response cycles.

Does not include

Available after permit path is confirmed and package is complete.

Expedited IntakeS08

Permit Rescue

What it solves

A permit that was rejected, stalled, or came back with comments you cannot decode.

When owners need it

City comments received, engineer ghosted, or jurisdiction won't accept the current plan set.

May include

Rejection letter review, plan set diagnosis, fixed-fee path to approval scoped in writing.

Does not include

Scope depends on what is actually missing. All work quoted before beginning.

Beach Home Drawings / Mythic does not provide septic design, soil testing, geotechnical engineering, surveying, wetlands/environmental work, or flood elevation certificates unless separately arranged through others. Stormwater and grading civil design may be available when suitable topo survey and project information are provided. Service availability and scope depend on project location, plan quality, AHJ requirements, site conditions, and project status. All engineering and project services are separately contracted and quoted in writing before work begins.
