Plan Materials Before the Builder Controls the Allowances
Windows, doors, flooring, cabinets, fixtures, lighting, and long-lead materials can make or break the budget. We help owners think through material decisions before every selection becomes an allowance trap.

Allowance Risk
Builder allowances are often set below real market prices. When you select above the allowance, the difference becomes a change order — after you've signed the contract.
Long-Lead Planning
Windows, doors, structural steel, and specialty items can take 12–26 weeks. If these aren't ordered early, they become schedule constraints that cost money in carrying costs and GC overhead.
Import vs. Domestic
Some products have lead times tied to supply chains, tariffs, and port logistics. Knowing this at the planning stage prevents substitution surprises at rough-in.
Product Approval Cautions
In coastal and high-wind jurisdictions, window, door, and envelope products must meet code-required impact resistance, labeling, and installation standards. Not every product that looks right is approved.
Owner-Direct Sourcing
In some categories, owners can source direct and provide to contractor — reducing markup while maintaining quality control. This strategy requires coordination with your engineer and permit path.
Material Categories We Help Plan
Window, door, exterior envelope, and code-regulated products must meet local approval, labeling, warranty, installer, and AHJ requirements. Material selections should be coordinated with your engineer and permit path. Material planning services are quoted separately after project review.
